Post Office Family Link™ affordability calculators

How much could your customers borrow?

No deposit? No problem.

Post Office Family Link™ helps your first time buyers onto the property ladder, without needing to save for a deposit.

Get an instant estimate of what your customer could borrow with a Post Office Family Link™ mortgage. This is based on both the applicant and their assistor’s income and financial commitments.

You can complete both calculators separately, but the first time buyer (applicant) and their assistor will need to pass both calculators to meet affordability. An assistor is a close relative of any applicant, normally a parent, stepparent, brother, sister, stepbrother or stepsister.

During the application process we’ll ask for a more detailed breakdown of both the applicant and their assistor’s income and outgoings, which may change the amount we could lend.

Please note the minimum assessable household income is £20,000.

We will not normally lend to applicants who currently have unsecured debt which exceeds half their gross annual assessable income even if it will be repaid in whole or part before completion. If the case has a lower debt to income ratio, it may still be sent for individual underwriter assessment. We exclude student debt from this calculation.

This calculator provides an indication only. The actual figure we can lend your customer could depend on their credit score. This is not a legally binding mortgage offer and places the Bank of Ireland UK at no obligation to provide your customer with a mortgage.
